The energy certificate
The energy certificate is a certification that must be performed by a certified technician who values, on a scale from A to G, as efficient as it is a building in terms of energy consumption, allowing prospective buyers an idea power conditions of the property. It is valid for 10 years.
Obligatoriness
Becoming certified energy efficiency grant the right to use, during the period of validity, the energy efficiency label, whose contents are shown in the recognized document corresponding to the energy efficiency label, available on the general register referred to in Article 3.
The label will be included in any offer, promotion and advertising to the sale or lease of the building or building unit. Should always appear on the label, clearly and unequivocally, whether it refers to energy performance certificate or building project finished.
Scope
a) New buildings.
b) Buildings or parts of buildings which are sold or leased to a new tenant, if not accompanied by a valid certificate.
c) Buildings or portions of buildings in which a public authority occupies a total useful floor area greater than 250 m 2 and are frequently visited by the public.
When we need the certificate?
When the existing building is under contract for the sale of all or part of the building, as appropriate, the obtained energy performance certificate will be made available to the purchaser. When the object of the contract is the lease of all or part of the building, as appropriate, simply simple display and made available to the tenant a copy of that certificate.
How is it done?
The certificate is made by computer programs approved for the purpose by the rules, in introducing the main variables that influence the energy efficiency of the building and obtained after in situ study of the same.

Id building or part thereof that is certified, including cadastral reference, description of the procedure used to obtain the energy efficiency rating, indicating the normative description of the building's energy features: thermal envelope, energy efficiency rating expressed by the building energy label.
For existing buildings, the document of recommendations for improving or profitable optimal levels of energy efficiency of a building or part of this, unless there is no reasonable potential for such an improvement compared with the requirements energy efficiency regulations.
